William and Kate have lived in Adelaide Cottage for the past three years after leaving their Kensington Palace apartment in 2022. Sources indicate that the move to Adelaide Cottage was intended as a trial, allowing the couple to determine whether the Windsor area suited their family’s lifestyle. An insider confirmed that the relocation was a “test period” and that the children are now flourishing in their current surroundings.
All three children attend Lambrook School, enabling William and Kate to continue the morning school run—a routine Prince William is keen to maintain even after he becomes king. Forest Lodge, their new home, represents a significant upgrade from Adelaide Cottage, featuring eight bedrooms over three stories, compared to their current four-bedroom accommodation.
The property boasts a chandelier-adorned ballroom, a tennis court, Venetian windows, and expansive grounds. Additional features include six bathrooms, a long gallery, and renovations worth £1.5 million completed in 2001. Local residents describe Forest Lodge as a clear step up from the family’s current home.
Forest Lodge has been part of the Crown Estate since 1829 and previously housed royal staff, including equerries and private secretaries. The Prince and Princess of Wales will pay a market rent for the property, though the exact figure is not publicly disclosed for commercial reasons. Plans for limited internal and external renovations have been approved by the local council and will be funded by William and Kate.
Building work is already underway, with the Wales family expected to move into Forest Lodge by the end of 2025.
